Professional Freeholders
Freeholder Property Management
As managing agent to professional freeholders, our primary responsibility is to ensure that your buildings are operated safely, compliantly, and in full accordance with current legislation. Health and safety, fire compliance, and statutory obligations sit at the core of our service. We take a proactive and structured approach to risk management, ensuring inspections, assessments, certifications, and any required remedial works are properly instructed, monitored, and fully documented to protect both residents and the freeholder’s position.
In addition to compliance oversight, we manage the day-to-day operation of the building in strict accordance with lease obligations and recognised industry standards. This includes preparing and administering service charge budgets, controlling expenditure, overseeing reserve funds, planning for major works, and ensuring transparent financial reporting at all times.
We also administer and collect ground rent on your behalf, ensuring demands are issued correctly, arrears are monitored, and income is managed efficiently and professionally.
Landlord consents, lease interpretation matters, and governance obligations are handled carefully and consistently, with clear advice and defensible decision-making. Where lease extensions, enfranchisement claims, or Right to Manage applications arise, we provide structured and commercially aware support to safeguard your interests.
Our role as managing agent is to deliver robust compliance, financial control, and professional oversight — reducing risk while protecting the long-term integrity and value of your freehold asset.
